Provide Developers up to
100% Funding with a JV Partner!This is a short note to say Thank You! for the opportunity to introduce some rare funding programs. They are designed to reduce your clients capital at risk, allow them to do more projects, increase their overall net profit, and dramatically impact their net annual return on investment.
As an introduction, I am a commercial funding originator that represents several substantial funding sources that can provide up to 100% financing involving a Joint Venture Partner. It is very different from the traditional financing that is being offered today. Unlike the conventional 80% conduit financing that involve them risking their own capital, we have a much better solution!
Here is an overview of four of my sources, but first let me establish with you, THE FIRST TWO SOURCES DO NOT CHARGE ANY FEES UPFRONT TO DO THE ANALYSIS OF YOUR PROJECT.
The first source is a large private trust and they prefer development projects with acquisition and development costs for all phases of $25M and higher; they can fund anywhere in the world. The trust will provide up to 100% of the capital costs as an investment in the project for a negotiated participation in the project.
The second source is a private placement company that prefers the larger development projects of $10M and higher; in the United States only; for projects that make sense, they will incur all of the up-front marketing, legal, and filing costs for a negotiated participation; with an extensive securities background, the funding vehicle they utilize is a Private Placement Memorandum or a Public Offering.
The third source is a JV Partner/very large developer focused on $10M+ projects of every type; can fund anywhere in the world; negotiated participation.
The fourth source is a large life insurance/securities firm/lender syndicate; $10M and higher; anywhere in the world; typical equity participation is 35%; 100% refundable deposit required; ZERO capital investment requirement at closing.
